Is real estate your full time job?
It is very important that someone is a full-time agent as well as has a commitment to their customers' best interests. Some transactions take longer than others so "volume" of activity may vary.
Have you bought or sold in my neighborhood?
The agent you choose should have good knowledge of the market and neighborhoods in the area he or she serves.
How do you arrive at a price for my property?
There are many tools in real estate that help an agent arrive at the correct price. Often times sellers believe that their home has a higher value than what has been presented and many times those homes linger on the market. Comps are based on location, condition, community and features, as well as upgrades (it's important to note that not all upgrades add value to the Property’s sale price). Mugsie knows what buyers want and can do a full assessment for you.
How many clients do you usually have?
This is a tough question because on any given week an agent could be speaking to 12 to 15 people but really only working with a few. Mugsie is personally comfortable having no more than 10 listings ever to maintain her level of service.
How do you get potential buyers to view my listing?
For Mugsie, prior to listing any properties she works with the sellers by walking through their house and seeing the home through the eyes of a potential purchaser. Suggestions are made on those items that will either add value or allow/permit a buyer to see themselves living in the house. Then comes professional photography (not photos taken by the agent). Next up is telling the "story" of how the home lives: a Mugsie specialty! Within 24 hours the listing is seen on all house-hunting websites including but not limited to Zillow, Realtor.com, Homesnap, RedFin etc. Mugsie monitors the traffic on the Internet and should there be any slow down of traffic goes in and tweaks the listing to again bring it to the top of the page. If from the beginning there is little or no interest it’s usually the marketplace telling you that the price is too high. A good agent also sends out an E blast to all agents in their MLS area AND sends out information to everyone in their office (for Mugsie that is currently 188 agents), An agent should also post a listing on several social media websites.
How often will we communicate? Is anyone else involved?
Mugsie will communicate by phone, email and text. A good agent will be responsive to your requests for information.
Are you a "Buyers Agent" and do I have to sign something to see prospective homes?
All realtors in Florida currently are considered transaction brokers. When Mugsie is working with buyers her full responsibility is with them, and when working with the sellers her full responsibility and focus is with them. Often times, Mugsie has worked with both the buyers and the sellers on a transaction. She does not require buyers to sign a buyers agreement.

What is included in your services?
A good agent will be available to you at all reasonable hours and be on the lookout for properties for you at all times. The agent will be networking and should have a list of vendors to help you during your home selling/buying journey.
