I'm from out of town/state. How do I know where to start looking?

What is a Deed Restricted Community/HOA?
Many homes and condos in  Florida are in planned developments, some gated. These types of communities are governed by homeowner's associations (HOA) where the residents are required to comply with the legal documents for how their property may be used. Read these documents carefully!  Pets, the number of guests you may have at your home, vehicle and RV parking, and landscaping, can be included in these rules.  You must also pay fees for the upkeep and maintenance of the common areas of the community. The upside is that you have a beautiful, well-maintained place to live that you can enjoy such as Del Webb in Lakewood Ranch, FL.

What are the  Closing Costs in Florida?
Most first-time buyers don't realize that Florida is a "High Closing Cost"  state. Before you sign an agreement to purchase become familiar with these fees, especially with builders and developers. Your Realtor®, Mugsie Quinlan, will explain the process in Florida and negotiate on your behalf so there are no surprises at closing.

What if I can't be at the closing of my new home?

I'm buying New Construction - do I need a Real Estate Agent?
Yes! The builder/developer may expect you to pay the documentary stamp taxes, the owner's policy of title insurance, a pre-set amount into the community's capital fund, and perhaps a fee for builder costs.  Your Realtor® Mugsie will assist you when you decide to purchase.  However, you MUST take your agent with you on the very FIRST visit: builders and developers will "cooperate"  with agents.  The best part is it costs you nothing!
